Before you hire a real estate agent, make you sure understand the different types of agents, and what you can expect.
Here are the main types of Palm Beach Real Estate Agents.
—Listing (or Seller's) Agents list and advertise homes. That means they represent the seller of that property. They are obligated to work in the best interest of the seller and get the best possible price for the property.
—New Home/ Condo Salespeople work for a particular builder or developer. When you visit a new model home or condo/ loft models, these are the people you will talk with. Since they work for that builder, they generally cannot show you any other property.
—Buyer's Agents work solely for the buyer. An exclusive buyer's agent will not show you homes they have an interest in selling because they do not represent any sellers. The sole focus of a buyer's agent is to serve the buyer.
Knowing how the commission structure works can save you time and money!
A listing agent receives a commission that is based on the sales price (generally about 6%) of the home. It is in his or her interest to obtain the highest price possible on the sale.
Salespeople who work for new home/ condo or loft developers are interested in selling you one of their builder's homes. They also generally work for commission based on the price of the home or unit they sell.
Neither the listing (seller's) agent nor the new home/condo salesperson has an interest in showing you a wide range of property. You will generally see only the homes they represent - the property that will earn them commission if you buy. An agent who works for a seller also will not disclose any information to the buyer that might have a negative effect on the sale. You won't find out, for example, that the home seller is very eager to sell and willing to lower the price.

The commission that we earn from the sale (split with the seller's agent) is entirely paid by the seller.
